A second home in Mallorca: organising care through the seasons

A second home needs a calendar that follows its occupants, rather than a fixed list copied from one year to the next. School holidays, visits by friends and works can change the order of priorities. A seasonal overview helps review care around actual periods of use and absence.

1. Build the calendar around how you use the home

Record the periods you expect to visit, dates reserved for guests and absences already planned. Provisional dates can appear in the calendar if clearly identified. Add visits already arranged with your regular providers. This shared overview helps recognise overlaps and decisions to make before a schedule is confirmed with the people involved.

You do not need to fix every date at the outset. Distinguish confirmed appointments from needs still to be considered, then update the information as your plans become clearer. The calendar supports the conversation; the tasks, their frequency and the people attending remain to be agreed according to your residence and its use.

2. In spring, prepare for upcoming stays

If your stays resume in spring, share the intended dates and rooms to prepare. Review works or visits that need to be completed before arrival. Cleaning and tidying can then be arranged according to the condition of the property and the provider’s availability. Identify anything still awaiting your decision before confirming the preparation schedule.

For equipment, gather the relevant professionals’ instructions and appointments already booked. Any settings or work required are defined with them for the particular installation. Our article on arriving at your villa in Mallorca can help you assemble stay, occupancy and access details to share before travelling, including changes since your last visit.

3. In summer, adapt visits to the occupants’ presence

During stays, specify times compatible with how the house is being used. Cleaning and tidying are carried out by a provider, while Camille coordinates the request. Rooms in use, successive arrivals and changes of occupants may affect what is needed. Share these details so existing arrangements can be reviewed with the people concerned.

Describe services for your guests separately: a private chef’s meal, a concierge request or an experience at home. Dates, numbers of people and priorities help establish what can be considered. Each service and its arrangements require confirmation; they are not automatically included in residence care. Keep the confirmed requests distinct from ideas still under discussion.

4. In autumn, review your next absence

Before another period away from Mallorca, identify the visits to maintain and areas that will remain accessible. Agree dates or care frequency, points to report and the format of updates. Needs are defined according to the length of the absence and the property’s intended use, including any visits by guests while you are away. Explore Residence Care.

If works are planned, share the schedule and contacts for professionals already selected. Distinguish coordination of visits, cleaning during works and tidying afterwards. Progress may change: identify the decisions requiring your approval and the contact for schedule adjustments. Confirm how updates should be shared when one visit depends on the completion of another task.

5. In winter, keep instructions up to date

For a winter absence, prepare a summary of contacts, confirmed visits and outstanding points. Technical instructions should relate to your house and be confirmed by the relevant professionals. Our article on closing a Mallorca villa for winter and the guide available in Services can help structure that preparation and record the matters to discuss.

Only Camille Obino has access to the residence’s keys and access codes; keys are kept in a secure place that only she can access. Arrangements for providers to enter are agreed with her. If you plan a winter stay, the calendar is adapted to your presence, just as it would be at any other time of year.

6. Review the programme when plans change

An extended stay, additional guests or delayed works can change the order of visits. Share known updates and distinguish what remains confirmed from what needs rearranging. Camille can then consider adjustments with you and the providers while keeping scope and responsibilities clear. Confirm revised arrangements before treating them as part of the updated programme.

To begin, share the municipality, intended periods and main care needs. An initial response is planned within 24 hours, with conversations in French, English or Spanish. Urgent requests should be sent by WhatsApp. Visit frequency and attendance arrangements are clarified together according to your property, plans and availability, then reviewed when those circumstances change.
