Closing your villa in Mallorca for winter: a checklist to adapt to your home

Winter closure begins before the final suitcase is packed. Rooms to leave ready, belongings to put away and visits during your absence should be reviewed together. This checklist helps structure those decisions; technical settings remain subject to the advice of the relevant professional.

1. Set out your dates and plans for the residence

Record your departure, your expected return period and any stays already planned. If dates remain open, distinguish confirmed arrangements from details that may change. A fully unoccupied home and a residence used occasionally require different planning. Specify which rooms will remain accessible, the spaces reserved for guests and the visits that need to continue.

Bring together useful contacts: your usual specialist for each installation, providers already engaged and the person to contact for a decision. This list makes it clear whom to approach when plans change. It also helps distinguish a confirmed visit from a request that still needs to be arranged. Share the information relevant to each person's role.

2. Arrange cleaning and tidying before departure

Identify the rooms to clean, waste to remove and perishable food to clear away. Explain your preferences for tidying, fragile belongings and any instructions specific to the materials in your home. Agree the tasks and areas involved before the visit, particularly if some rooms need to remain closed or will still be in use.

Camille coordinates the request; cleaning and tidying are carried out by a service provider. These visits can take place while you are present or after you leave, within the agreed scope and subject to availability. If works are under way, distinguish cleaning during the project from tidying after completion. Timing needs to be confirmed according to the progress of the works.

3. Confirm instructions for the equipment

List the installations requiring attention during your absence: water, energy, ventilation, heating, pool, garden or alarm, as applicable to your residence. For each one, identify the existing instructions and the professional who can confirm them. The aim is to gather guidance suited to the house and identify any questions that remain open before departure.

Before changing a setting or arranging for anything to be switched off, ask the relevant technicians to clarify the equipment's requirements. Record confirmed decisions in your departure summary. Checks of terraces, drainage and outdoor equipment should also be defined according to the property and the work needed. Technical instructions should relate to the particular installation and the professional responsible for advising on it.

4. Agree visits and access arrangements

Define the support you want during winter: the purpose of visits, dates or frequency, areas involved and limits of the arrangement. Your needs may combine provider coordination, cleaning, tidying and preparation for another stay. Each visit should follow an agreed scope, with the points requiring your approval identified in advance so responsibilities are understood. Explore Residence Care.

At The Golden Key Mallorca, only Camille Obino has access to your residence's keys and access codes. Keys are kept in a secure place that only she can access. Arrangements for providers to enter the property are agreed with her. Your first message can describe the residence and the support required; key handover arrangements are defined when organising the follow-up.

5. Plan communication while you are away

Choose how you would like to receive updates and what information you expect after a visit. If photographs are planned, agree what they should show and how they will be used. A clear summary helps you follow confirmed actions, outstanding points and decisions to make, while keeping messages focused on what is needed for your residence.

Specify who can approve a quotation or a schedule change, and whom to contact if you are difficult to reach. For an urgent request, contact Camille on WhatsApp. Attendance arrangements are considered according to the situation and the availability of the providers concerned. The purpose of this preparation is to agree communication and responsibilities before a need arises.

6. Plan your return and keep your checklist

As soon as your next stay takes shape, share the dates and any changes: guests, rooms to prepare or recently completed works. Cleaning, tidying and useful visits can then be arranged within the agreed scope. Confirm access arrangements before arrival as well, so they can be included in the preparation rather than left until the final exchange.

Find the winter villa checklist on the Services page, after the service descriptions. The guide is offered by email; newsletter subscription remains optional. To discuss support for your residence, share the municipality, your absence period and your main needs. An initial response is planned within 24 hours, with conversations in French, English or Spanish.
